Apartment Complexes
Most apartment work is priced per building and quoted after a walkthrough. We work with your property manager and an on-site contact from the first visit through the last building.
Mold, mildew, and pollen film settle into apartment building siding. Shaded walls and breezeways between buildings hold that growth the longest because they stay damp when the sun never quite reaches them. Reyco Pressure Washing & Sealing soft-washes the property one building at a time and checks each one before moving to the next. To get your Midlothian community back to clean, call (804) 338-6763.
We wash several kinds of multi-building communities, and each one is coordinated through the property manager or an on-site contact.

Condo communities here are often built as three- and four-unit buildings. We clean them the same way we clean any community: one building at a time. Retirement and 55-and-over condo communities fall under this work too.
Townhome communities take the same building-by-building approach. We set the order with your manager and confirm each building is done before we move on.
Many retirement communities are booked and paid through a property management company on the community's behalf. Your manager sends the resident notice so everyone knows what to expect.
Here is what managers tell us keeps them coming back to us for their communities.
Property management companies keep calling us back. We carry general liability, workers' comp, and commercial auto coverage, and we send your COI and W-9 as soon as you ask. That is the paperwork most communities need on file before work starts.
Some community sites have no water we can reach. When that happens, we rent a fire-hydrant meter. The job runs the same as it would anywhere else, with no scramble to find a working spigot.
Our soft-wash system meters the cleaning solution to the surface it hits. Vinyl siding gets a low-strength mix, stucco and Dryvit get a stronger one, and roofs get a roof-strength mix when they are part of the scope. The siding sets the strength, not the other way around.
Your property manager calls, and we meet someone on site to walk the property together. We agree on the scope as we go, from the full property down to just the sections you want cleaned.
We send a written proposal by email, usually within a couple of days. Once you approve it, we set a start date.
With the start date set, your manager sends residents the notice using our prep list. One to two weeks of lead time gives everyone room to get ready.
On arrival, we meet your community contact and cover the outlets, doorbells and fixtures before any water moves.
We work with a soft-wash system, a pressure washer, and a flat surface cleaner, one building at a time. We confirm each building is finished before starting the next, so nothing gets missed.
When the job is done, we send the invoice, followed by an automatic review request. We want the property finished to your satisfaction before anything is settled.
We hand your property manager a prep list to send residents a week or two before we start, so the community is ready when we arrive.
The list asks residents to:
It keeps the notice simple for your manager and the wash smooth for us.
We price apartment complex work per building, and the exact number lands in your emailed proposal after the walkthrough.
We guarantee your property will be clean when we leave and finished to your satisfaction. How long it stays that way depends on the property, its trees, and the weather.
Every job comes with our 100% satisfaction guarantee. If anything isn't right, our owner comes back out, usually within 24 hours, to fix it, and if something gets damaged, we make it right.
It depends on the size of the property. A recent full-complex job took four days, and community work can run from a single day up to about two weeks. We give you a realistic window in your proposal once we have walked the site.
We work on buildings up to four stories. We confirm the height at the walkthrough so the plan fits your property before we quote it.
Most communities book once a year, and twice a year keeps the property looking its best. For a twice-a-year schedule, spring and fall are the two visits we recommend.
We work regular weekday daytime hours, and we set the start date with your property manager. If your property needs anything outside those hours, ask us, and we will see what we can work out.
